10 key steps to renting your next home

  • Step 1: Set your budget

Review your finances and establish affordability. Read our tenant information to understand the upfront costs associated with renting. Consider if the no-deposit option suits your plans.

  • Step 2: Start your search

Visit one of our nationwide branches or contact us online to register as an active tenant. Our team lets you know when a suitable property comes on the market.

  • Step 3: Arrange your viewings

Visit the properties you like, and then revisit the area to get a feel for if it’s right for you.

  • Step 4: Secure your home

The rental market is extremely competitive, so when you’ve decided on a property, you need to act quickly.

  • Step 5: References and credit checks

If you’ve rented a property before, you’ll need to provide prospective agents with contact details for your referees, so they can start the referencing process. The letting agent will also perform credit checks.

  • Step 6: Pay your deposit

Unless you are taking up a membership of The Residency and and taking advantage of our no-deposit option, you’ll need to pay a deposit in full to secure the home. We use an independent company to secure your deposit.

  • Step 7: Sign your tenancy agreement

The tenancy agreement is a legally binding document and outlines the terms of the tenancy. You need to read this carefully before you sign.

  • Step 8: Move in

If we’re managing the property, one of our expert move managers will let you know when to collect your keys.

  • Step 9: During your tenancy

When Leaders manage the property, we visit several times a year to check everything is okay and to ask if you have any questions or concerns.

  • Step 10: Renew or vacate

When your tenancy ends, you and your landlord will have the option to renew the tenancy agreement or make arrangements to leave the property. If you decide to move on, we arrange a check-out with an independent inventory company to check and compile a report detailing the condition of the property.
